The firm

A building is a living thing. It needs tending.

Crestgrove Lennox Estate Management looks after London homes in three ways: as short stays for guests, as homes to let or sell, and as buildings that neighbours share. We set up in 2026, with an office on Haymarket, around one idea — that property should be cared for the way a good gardener cares for a square: a little, often, and in the right season.

That means a calendar, not a call-out list. Gutters before the leaves come down, boilers before the frost, budgets before the year begins — and a named manager who picks up the phone.

  • A little, often.Small, regular care costs less than the repair it prevents.
  • In the right season.Every job has its month. We keep the calendar, and you can see it.
  • In the open.Every pound of a service charge or a rent statement, accounted for.

The year, tended

Every season has its jobs.

Scroll through a year in the square. The tree keeps its own calendar; we keep the building's — for the blocks we manage, the flats we let and the apartments we run for guests.

  1. A magnolia in flower in front of white Victorian houses

    March — May

    Springbudgets and blossom

    Buildings
Service charge budgets issued, with the summary of leaseholders' rights. Fire risk assessments reviewed. Roofs, gutters and drains checked after the winter; the garden replanted.
    Short stays
Calendars opened for the summer. Deep clean and linen refresh. Nights counted for whole-home lets against the 90-night limit.
    Lets & sales
The spring market. Gas safety and electrical check dates diarised; inventories refreshed before new tenancies begin.
  2. Tall plane trees in full leaf behind the railings of a London garden square

    June — August

    Summerfull leaf, full houses

    Short stays
Peak season: same-day changeovers, fresh linen every stay, guests answered from early until late, and a check of every flat between them.
    Buildings
The window for outside work: redecoration, roof and stonework repairs. Section 20 notices served in good time for anything that needs them.
    Lets & sales
Renewals and rent reviews. Check-outs, deposit returns, and a turn-round before the autumn move-ins.
  3. Fallen autumn leaves on a wooden bench with a cast-iron frame

    September — November

    Autumnleaves down, gutters clear

    Buildings
Leaf clearance, gutters and gullies cleared. Communal boilers and heating serviced before the cold. Year-end accounts prepared; AGMs held.
    Short stays
The quieter weeks: maintenance between bookings, a fresh look at prices, and photographs retaken while the light is soft.
    Lets & sales
Autumn moves. Smoke and carbon monoxide alarms tested at the start of every tenancy; heating shown working on the day.
  4. A snow-covered London square with a bench and bare trees

    December — February

    Winterfrost watch

    Buildings
Frost and leak watch; an emergency line for burst pipes, lock-outs and lifts. Insurance renewed and the rebuild value checked. Next year's budget drafted.
    Short stays
Holiday bookings. Heating set for every arrival, key safes and smoke alarms checked, a welcome that works in the dark.
    Lets & sales
Empty homes heated and visited every week. The market wakes in January; instructions prepared for the spring.

Standards

Four things we promise every building.

The same four, whether it is a studio let for a fortnight or a mansion block of sixty flats.

  • Open books

Client money kept in a designated client account, apart from our own. Service charge accounts with every invoice behind them, open to any leaseholder who asks.

Landlord and Tenant Act 1985, ss. 21–22

  • Answered

A named manager for every building and every owner. Calls returned the same working day; out of hours, an emergency line for leaks, lock-outs and lifts.

    Mon–Fri 9:00–18:00 · emergencies 24/7

  • In date

A compliance calendar for every property: gas, electrics, fire, water, lifts, asbestos and insurance. You see the dates before they fall due, not after.

    Gas 12 mo · EICR 5 yr · lifts 6 mo

  • Walked

We visit. Blocks are walked on a fixed rota and written up with photographs; short-stay flats are checked at every changeover; let homes inspected twice a year.

    Written up within 48 hours

Block management is run to the principles of the RICS Service Charge Residential Management Code. Lettings follow the Tenant Fees Act 2019 and the Renters' Rights Act 2025; short stays follow the 90-night rule for whole homes in Greater London.

Where to start

The Walkround.

A fixed-fee review of one building or one home, done in two weeks. We walk it with you, read everything, and hand back a plain-English report and a twelve-month calendar — yours to keep, whoever manages it next.

  1. Day 1We walk the building or the flat with you: roof to bin store, meter cupboards, gardens, every common part.
  2. Days 2–5We read the lease, the last three years' accounts and every certificate, contract and insurance schedule we can find.
  3. Days 8–11We price the gaps: what is out of date, what is overdue, what is being paid for twice.
  4. Day 14A written report, a compliance list with dates, and a calendar for the next twelve months.

The fee is agreed before we start. If you appoint us within 60 days of the report, it comes off our first invoice.
